Turnbook terms of use
Last Updated: November 1, 2026
1. Who this agreement is with
Turnbook is published by Terror LLC, an Illinois limited liability company ("Terror LLC", "we", "us"). By downloading or using Turnbook you agree to these terms. This agreement is between you and Terror LLC only. It is not an agreement with Apple, and Apple is not responsible for Turnbook or its contents.
2. What Turnbook does, and what it does not do
Turnbook records what you and your tenant saw: dated photographs, a condition for each item, notes you type, costs you type, and the tenant's acknowledgement signature. It produces a PDF that you share yourself.
Turnbook does not give legal advice. It does not tell you what you may withhold from a deposit, does not calculate or suggest an amount, does not tell you what notice to give a tenant, and does not promise any result in any disagreement. A Turnbook report is a record you made, nothing more. Whether that record helps you, and what the law where your property sits requires of you, are matters for you and, if you need one, your own lawyer. Those decisions stay yours.
3. Licence
We grant you a personal, revocable, non-exclusive, non-transferable licence to use Turnbook on Apple-branded devices that you own or control, as permitted by the App Store Terms of Service. You may not copy, sell, rent, sublicense, reverse engineer or redistribute the app, except where the law gives you that right regardless of this clause.
4. Your use, and what you are responsible for
You are responsible for having the right to be in the unit and to photograph it, for telling your tenant what the report is before they sign, for not misrepresenting what a report says, and for complying with the lease and the laws that apply to you. Do not use Turnbook to record a person without their knowledge, to harass anyone, or to create a record you know to be untrue.
5. Your records
What you record is yours and we claim no ownership of it. We do not read it. On your iPhone it is yours alone; in the optional backup it is encrypted before it reaches us and we hold no key and no way to decrypt it. The privacy policy sets out exactly what the backup service holds: https://takagoto.github.io/turnbook-privacy/
6. Finished reports and amendments
Once a report is finished and signed, Turnbook does not let you edit it. A correction is an amendment, added with its own date and shown in the report as an amendment, leaving the original text as it was. That is how the app works; it is not a statement by us about the standing of any document in any proceeding.
7. Subscription
- Your first complete report is free: the walkthrough, the tenant's signature and the PDF.
- Starting a further report requires a subscription, offered annually or monthly. The current price, the period and any saving are shown in the app and come from the App Store for your country. Prices are not published here and are not written into the app.
- Payment is charged to your Apple Account at confirmation of purchase. A subscription renews automatically unless you cancel it at least 24 hours before the end of the current period, and your Apple Account is charged for the renewal within the 24 hours before the period ends.
- Manage or cancel the subscription in the Settings app under your Apple Account, or from the subscription card in Turnbook's own Settings tab. Deleting Turnbook does not cancel a subscription.
- Reports you have already finished stay readable, comparable, shareable and exportable as PDFs whether or not you have a subscription. Backup and restore are not tied to the subscription either. A subscription is required only to start a new report.
- Refunds are handled by Apple under the App Store Terms of Service. We cannot issue them.
8. Backup and restore
Backup is optional and exists so a record can be brought back onto a replacement iPhone. We do not promise that a restore will always succeed. It needs the encryption key, which lives in your iCloud Keychain and travels with your Apple Account; if iCloud Keychain is turned off, or you sign in with a different Apple Account, the backup cannot be opened, and we cannot open it for you because we never hold the key.
The copy of the record that does not depend on us is the PDF you share at the walkthrough. Keep it. Storage per account is limited, and the app shows you the limits.
9. Availability and changes
We may change, suspend or discontinue any part of Turnbook or of the backup service. We may also change these terms; the new text appears on this page with a new date. A change that reduces what you receive under a paid subscription takes effect for you at your next renewal.
10. Support
Email support@terrorapps.com. Support and maintenance are provided by Terror LLC. Apple has no obligation to provide any maintenance or support for Turnbook.
11. Warranty
Turnbook is provided as is and as available, without warranties of any kind, to the fullest extent the law allows. We do not warrant that it will be uninterrupted or free of error, or that a record it produces will achieve any particular result. If Turnbook fails to conform to any warranty that applies despite this clause, you may notify Apple and Apple may refund the purchase price; to the maximum extent permitted by law, Apple has no other warranty obligation of any kind, and any other claims, losses, liabilities, damages, costs or expenses attributable to a failure to conform to a warranty are our responsibility and not Apple's.
12. Limitation of liability
To the fullest extent permitted by law, Terror LLC is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost records or lost data. Where our liability cannot be excluded, it is limited in total to the amount you paid us for Turnbook in the twelve months before the claim arose. Nothing in these terms limits any right you have under consumer law that cannot be waived.
13. Claims, and Apple's position in them
If a third party claims that Turnbook or your permitted use of it infringes their intellectual property, Terror LLC, and not Apple, is responsible for the investigation, defence, settlement and discharge of that claim. We, and not Apple, are responsible for addressing any claim from you or a third party relating to Turnbook or your possession and use of it, including product liability claims, any claim that Turnbook fails to conform to a legal or regulatory requirement, and claims arising under consumer protection or similar legislation. You are responsible for any claim arising out of the records you make with Turnbook and how you use them.
14. Legal compliance
You represent that you are not located in a country that is subject to a United States Government embargo or that has been designated as a terrorist-supporting country, and that you are not listed on any United States Government list of prohibited or restricted parties.
15. Apple as a third-party beneficiary
Apple and Apple's subsidiaries are third-party beneficiaries of these terms and have the right to enforce them against you.
16. Governing law
These terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws rules. Nothing here deprives you of the protection of the consumer law of the place where you live, where that law applies to you.
17. Ending this agreement
You may stop using Turnbook at any time and delete it from your iPhone. We may end your access to the backup service if you use it to attack it, to store anything other than Turnbook's own encrypted records, or otherwise in breach of these terms. Sections 5, 11, 12, 13 and 16 survive the end of this agreement.
